To do this we split each project into three equally important categories.
Finalisation of outline and professional design, both building services and architectural, resulting in a Client sign off.
Provide all necessary advice and support to conclude the design.
Implementation of procurement process where we source and purchase requirements for the project. Procurement and monitoring of key subcontractors.
Preparation of all Health, Safety and Environmental documents.
Acquisition of all necessary permits required e.g.: Pavement licenses, road closures, planning applications and where necessary, Heritage and Conservation approvals.
Preparation of the Construction Phase Plan (CDM) required under health and safety legislation.
Mobilisation of site logistics to ensure a safe and secure site.
Validation and Condition Survey which assesses the condition of the services to the site such as security, heating or ventilation.
Architectural design briefings.
Pre-Start meeting with all stakeholders.
Daily progress (POW) site meetings conducted by dedicated Site Manager.
Monthly Subcontractors’ Directors Meetings.
Daily Toolbox meetings which focus on safety related issues to the specific job, such as workplace hazards and safe work practice.
Daily liaison meetings with the Project Manager.
Weekly snagging to address any potential issues.
Benchmarking to ensure consistent workmanship.
The Project is delivered snag free and to the agreed specifications.
Full project completion report issued to client.
O&M manuals issued to the client.
Final build design drawings issued.
All statutory sign offs obtained from Local Authority Building Control/Conservation and Heritage, if required.
Properties do get damaged, and repairs need to be dealt with promptly, especially when they affect your front of house. Our reactive fabric service focuses on a speedy response whilst adhering to your purchase ordering system. We directly employ fabric specialists who are able to deal with all emergencies affecting your building fabric.
Inten provides a 365 day per annum reactive fabric repair service to deal with unplanned events or requests.
For our current clients we deliver reactive services including but not limited to, investigating smells in retail/bank units (drainage related issues), emergency roof and other water ingress repairs, damaged flooring, damaged ceilings, repairs to windows and doors, external pathways and car park surface repairs, dilapidation services and major ad hoc solutions resulting from ram raids and security breaches etc. We are flexible and adaptive to any need presented to us.
